1. “How long do I plan to live in this next home?”

This is the most important question—because your answer shapes everything else.

  • Forever home? Maybe waiting a year to save more for your dream features makes sense.
  • 5-year home? Focus on needs that fit that timeline (like good schools for young kids).

Once you decide how long, the rest of your priorities will fall into place.

2. “What’s the #1 reason I’m moving?”

Your “why” will help you decide what to prioritize—and what to compromise on.

Examples:

  • Schools? You might trade a longer commute or smaller yard for the right district.
  • Commute? Location could trump square footage.
  • Lifestyle? Walkability or proximity to family might be non-negotiable.

Knowing your top driver keeps you focused when weighing options.


Picture Your Dream Home (Without the Pressure)

Now for the fun part: brainstorming! Grab your family (if they’re involved) and ask:

What do you hate about your current home?

Annoyed by poor storage? A cramped kitchen? A noisy street? Write it all down—these are your “never again” items.

What do you need now (or in 5–10 years)?
