How Thinking Outside the Box Helped Two Buyers Make Confident Decisions

If you asked most homebuyers when a home inspection takes place, they’d probably answer, ‘After my offer is accepted.’ In most situations, they’d be right. But every once in a while, a buyer’s concerns call for a different conversation.
Recently, I worked with two buyers who were considering very different homes. Neither expected perfection. They understood they were looking at older properties and were prepared to take on repairs and updates. What they weren’t prepared for was uncertainty.
Neither buyer asked me for a pre-offer inspection. In fact, neither one even knew it was an option. They simply shared their concerns with me, and as we talked through each situation, I realized there might be another approach. With the seller’s permission and cooperation of the listing agent, I suggested a pre-offer inspection to help them gather more information before deciding whether writing an offer even made sense.
An Estate Home with More Questions Than Answers
The first home was an estate property. Like many estate sales, there was no Seller Property Disclosure Statement because the sellers had never occupied the home.
My buyer wasn’t looking for a perfect house. She knew it needed updating. She also knew every item remaining in the home would become her responsibility after closing. Between clearing out the contents, making repairs, and renovating the property, she understood she was taking on a project.
The question wasn’t whether she could handle a project. It was whether she could handle this project.
With everyone’s permission, we scheduled a pre-offer inspection. The inspection confirmed several significant concerns, including an aging slate roof that would likely require replacement, older mechanical systems nearing the end of their expected life, evidence of water intrusion, and other deferred maintenance requiring significant investment.
When we looked at the complete picture—the roof, the repairs, and the cost of clearing out the home—it became clear the project was much larger than she wanted to take on.
She never wrote an offer. Not because it was a bad house, but because it wasn’t the right project for her.
A Beautiful Flip That Still Left Questions
My second buyer was considering a beautifully renovated older home. It fit comfortably within her budget, but because of the home’s age, unconventional layout, and recent renovations, she couldn’t shake the feeling that she wanted another set of experienced eyes on the property before making such a large financial decision.
Again, I suggested asking the seller if we could bring in an inspector before writing an offer. This time we arranged a limited walk-through inspection focused primarily on the home’s major systems and structural components.
That inspection uncovered foundation concerns significant enough that she decided the home wasn’t the right fit. Again, she never submitted an offer—not because it was a bad house, but because it wasn’t the right house for her.
This Isn’t About Getting Out of a Contract
Could both buyers have written an offer first, completed a traditional inspection, and terminated the agreement if they weren’t comfortable? Absolutely. That’s how many real estate transactions work.
But that wasn’t the question either buyer was asking. Their question was, ‘Should I enter into a contract at all?’
By slowing down first, they avoided investing earnest money, beginning the mortgage process, paying for additional inspections, and becoming emotionally invested in homes that ultimately weren’t the right fit.
They gained clarity—and sometimes that’s the most valuable thing a buyer can receive.
Is a Pre-Offer Inspection Right for Everyone?
No. Every transaction is different. This strategy requires the seller’s permission, and some sellers may understandably decline. In a competitive market, there simply may not be enough time. A pre-offer inspection isn’t meant to replace a traditional home inspection. It’s simply another tool that may make sense when a property has significant unknowns and a buyer is trying to determine whether the home is truly the right fit.

Buying a Home Is About Making the Right Decision
One of the biggest misconceptions about being a Realtor is that our job is to get buyers under contract as quickly as possible. I don’t see it that way. My job is to help my clients make informed decisions. Sometimes that means writing the strongest offer possible. Sometimes it means helping them realize it’s okay to keep looking.
Buying a home isn’t just about finding the right address. It’s about making the right decision. If I can help my clients do that with more confidence and fewer surprises, then I’ve done my job.
